The Official Plan and Zoning By-law Amendment applications propose changes to the previously approved residential buildings and the site layout including a new covered parking structure. An increase in the number of units is proposed to 116 residential units within two 5 storey buildings. A total of 150 parking spaces are proposed including 108 underground parking spaces and 42 parking spaces at grade and within the covered parking structure.
The City’s Official Plan designates the lands Medium Density Residential. The Official Plan Amendment proposes to increase the maximum density to 150 units per hectare to permit the proposed additional units.
The lands are zoned Medium Density Residential subject to Special Provision 129 (R3-129). Amendments to the Special Provision are proposed to increase the maximum permitted building height and density. Reductions are proposed to the minimum southerly side yard setback, rear yard setback, landscape buffer along the westerly lot line and parking space dimensions.
